Richard Stevens has more than 35 years experience as a consultant surveyor in Somerset, now based in Wiltshire, covering planning, enforcement action, boundary disputes, party wall awards, , residential long lease extensions, commercial rent reviews and rating.

A prizewinner, a graduate in Estate management, Chartered Surveyor (FRICS) for nearly 30 years, Richard has worked in London for an Institution on investments and for British Land Co. Ltd. on developments in England and France thus being both qualified and experienced.

PLANNING APPLICATIONS & ENFORCEMENT NOTICES

Richard specialises in difficult planning situations, bringing both his extensive knowledge of planning acts, the National Planning Policy Framework (NPPF) and statutory instruments coupled with an understanding of the Local Plan system to put forward the best possible arguments to achieve the client’s aims.

LEASE EXTENSIONS

The statutory right to extend long residential leases by 90 years, coupled with the new ground rent of zero, is subject to some complex legal provisions and case law. This is explained individually as each lease has its own peculiarities, valuations are provided from the point of view of both landlord and tenant and then negotiations conducted with the opposing surveyor.


BOUNDARY DISPUTES & PARTY WALL AWARDS

After a full investigation into the client’s case, including a study of any earlier deeds there be, negotiations are undertaken with the any relevant other party to seek a solution satisfactory the client.
